Here in one of the hottest states, we do have our monsoon seasons that bring heavy- rainfall and high winds. Though the drama of the storms are exciting to watch, homeowners don’t get too excited when they notice their roof is leaking. What causes a leaky roof?
- Damaged Flashings- The metal sheeting around skylights and chimneys are known for cracking making it the most frequent cause of leaks. The flashings typically wear out overtime.
- Cracked/ Broken Shingles- If your roof shingles are cracked, broken, or missing, this can cause leaks. Beneficially, shingles are easy to locate and replace.
- Valleys Being Inadequately Sealed- Valleys are the two areas on the bottom slope of a roof that connect. Water typically pools in this area. Having the connecting slopes sealed properly, will prevent leaks.
- Clogged Gutters- The gutters direct water away and off the roof. When the gutters are clogged with debris and build-up, a leak near the gutters can cause water to accumulate under the shingles.
- Normal Wear & Tear- As with a lot of things, wear and tear become apparent overtime. The protective granules can lessen causing leaks.
